The advice as always to serious buyers is to do the homework first and sort out finances before coming to view. There have been instances where properties have been lost because purchasers could not provide a deposit.
The purchase procedure in Spain is much simpler and consequently much quicker than in the UK. To buy a property a deposit contract is completed and a deposit paid, a completion date is agreed between buyer and seller and can be as soon as 7 days later or 1-2 months subject to mutual agreement with the vendor.
